The Balcones Escarpment cuts across Comal County, and which side of it your property sits on changes a job more than almost anything else about it.
North and west of that line - Canyon Lake, Spring Branch, Fischer, Smithson Valley - you are on the Edwards Plateau. Thin soil over solid limestone, with Ashe juniper taking root anywhere it can. Two things follow from that. Clearing here means cedar, and cedar comes straight back if the job is done badly. And any road, pad, trench or entrance hits rock almost immediately.
That second point is where most projects stall. Blasting means permits and neighbours who do not mind the noise. Hauling in base material means truck after truck up a drive that may not exist yet.
Milling solves it a third way. We grind the rock where it lies and use it as the base, so the obstacle becomes the material. It is the capability most contractors working this county simply do not have, and it is the reason we are usually called after somebody else has walked away.
